Morrison Ranch runs to roughly 3,000 acres of north Gilbert, built from 2000 onward on old farmland and designed to remember it — white rail fencing, wide tree-lined parkways, farmhouse architecture, and a mature ash canopy that actually shades the streets by midday.
It holds more than 400 acres of greenbelt and several catch-and-release lakes, threaded with paths, and it is split into distinct villages: Lakeview Trails, Higley Groves, Higley Estates, Highland Groves, Warner Groves and Warner Meadow among them. Homes run from the high four hundreds to well past a million.

Almost everything here happens on residential property. That makes four things matter.
The greenbelt is shared, not yours
The parks and greenbelts behind the houses are common area governed by the association, not extensions of the back yard. If your event spills onto one, that needs clearing first. Ask before you plan a layout around it.
Association rules on tents, sound and end times
The HOA maintains the fencing, the canopy and the look of the place, and it takes that seriously. Tent placement, amplified sound and finish times need confirming in writing before rentals are booked.
Loading in past the rail fence
White rail fencing and mature landscaping make for a beautiful street and a narrow load-in. We walk the route first, come in one truck, and stage the crew somewhere your guests never see.
Light under a canopy
The tree cover that makes this neighborhood pleasant also makes it dark early. Event lighting is part of the plan from the start rather than something remembered a week out.

The greenbelts and parks are common area governed by the association rather than an extension of the back yard, so any use needs clearing with them first. Ask before you plan a layout around it, and we will build the service plan around whatever they allow.
Does the HOA restrict tents or amplified sound?
The association is active and does set rules on tents, amplified sound and end times. Confirm them in writing before rentals are booked. We will tell you what to ask and time the service around whatever comes back.
Is there enough light for an evening event under the trees?
Not without planning for it. The mature ash canopy that makes Morrison Ranch pleasant also brings dark on early. We include event lighting in the plan from the start rather than treating it as an add-on.
